Professional Gas Safety Checks

Every UK landlord has a legal duty under Regulation 36 of the Gas Safety (Installation and Use) Regulations 1998 to obtain an annual landlord gas safety record (generally called a CP12) for every rental property containing gas appliances. These checks must be completed by a suitably qualified Gas Safe registered engineer every 12 months.

During the appointment, the engineer will complete the required checks on the relevant gas appliances and flues. This can include checking appliance operation, flue performance, safety devices, gas pressure and ventilation where applicable.

If a problem is identified, it will be recorded and explained. Any appliance considered unsafe must not be used until the required corrective work has been completed.

Once the inspection is finished, the landlord receives the Gas Safety Record for their property. Existing tenants must receive a copy, while new tenants must be given a current copy before moving in.
